Big demand for landlord ‘breathing space’ loans

Specialist lender Somo says there’s been strong demand for its new Landlord’s Breathing Space Loan.

Since last month’s launch of the product Somo says some 65% of enquiries have come from landlords facing immediate refinancing pressure, while other demands are to pay for compliance upgrades, refurbishments or arrears. 

The product, which offers up to 24 months with no monthly payments, was designed for landlords under pressure from the Renters Rights Act 2025, high mortgage payments and reduced rental margins. 

Loans can be from £25,000 to £3m.

Jade Keval, sales director at Somo, says: “Landlords aren’t rushing for the exits, they’re looking for time and flexibility while they adjust to reform, refinancing pressure and higher costs.

“Breathing Space gives them exactly that: liquidity without the monthly strain, and the freedom to make strategic decisions rather than distressed ones.”
