Agency tells landlords that pet-friendly lets in high demand 

It’s International Dog Day today – August 26 – and an estate agency is giving advice to landlords on how to pet-proof their properties.

John D Wood, which is one of the many brands owned by Connells, claims only 8% of rental listings are currently pet-friendly although apparently half of UK renters now own a pet.

Allowing pets in lets is one of the more controversial elements of the Renters Rights Bill, set to become law in the next few weeks. 

“For landlords, creating a pet-friendly property can increase demand for their property. These homes often attract more interest, encourage longer tenancies as pet owners are less likely to move frequently, and create a more positive landlord-tenant relationship.

“With pet ownership rising and the … Bill set to make it easier for tenants to keep pets, there’s never been a better time for landlords to adapt” says the agency’s Kesha Foss-Smith.

“Simple changes can make a big difference, and open up properties to a wider pool of responsible, long-term tenants” she says, offering this advice to landlords:

  • Add Pet Clauses to Tenancy Agreements – Clearly outline expectations for cleanliness, noise control, and damage repairs;
  • Request Pet Insurance – Tenants can take out specific cover for any pet-related damage, so that the property is always covered;
  • Inspect Regularly but Fairly – Mid-tenancy agreed inspections can reassure landlords without intruding on tenants’ privacy;
  • Consider Pet-Friendly Flooring and Fixtures – Durable materials like vinyl or laminate can withstand claws and any accidents.

Perhaps controversially the agency also offers advice to renters to persuade landlords to open their properties to pets. This includes: 

  • Create a Pet CV – Include your pet’s age, breed, medical history, vaccination records, and references from past landlords or neighbours;
  • Offer a Higher Deposit or Pet Rent – A higher deposit, or a small monthly addition to cover wear and tear, can give landlords peace of mind;
  • Pet-Proof Your Rental – Use washable rugs and fabrics, low-pile fabric like microfiber or synthetic velvet is also a great option in reducing odour. Invest in a good vacuum, and keep pets groomed to reduce mess;
  • Provide Regular Updates – Share photos or updates with your landlord to maintain trust, so they are able to see that their property is being well cared for.

The agency concludes: “As the rental landscape evolves, landlords who embrace pet-friendly policies will be better positioned to meet tenant demand, reduce vacancy rates and secure longer-term tenancies, all while supporting the growing number of renters who view pets as part of the family.”
